How do I renew the rental agreement for a condo?
Q. Hi there, How are you? I have a quick question regarding RE-NEWING the rental agreement for a Condo. I have a current rental agreement with the owner of my suite for a year, and time is almost up. For the people who have re-newed their rental agreement with the owner for a condo, do I need to prepare the same documents (i.e. pay stub, employment letter, credit check) that I have done when I first signed the agreement, or is it going to be simpler this time, since I am basically renewing the rental agreement? Could someone please let me know what I need to prepare when re-newing? Please let me know. Thanks! Cheers!

A. This is what I've used in the past... "This lease shall renew for an additional ___ (months/years) under the same terms and conditions as the original lease, dated ___ by and between ___ (Landlord) and ___ (Tenant)."

How to differ between Agreement and contract when drafting. It is Lease Agreement or Lease Contract ?
Q. In most of the rental agreements, the heading is "Lease Agreement'. Where offer and acceptance and terms are stated. Is it enough to make it 100% legal?

A. There is essentially no difference between the terms "agreement" vs "contract" legally. Meaning, if there are sufficient requirements in the executed document, both sides have given "consideration" (payment on one side, transfer of property for residency on the other side), then by state law (which is what governs contract law), it is a "contract" as to the other reply that certain "contracts" are unenforceable - that is true, such as contract or agreement to be a slave, prostitution, perform an illegal act. Otherwise a Lease Agreement is a Lease Contract if sufficient requirements are met.

How can i get a custody agreement drawn up without a lawyer if we both agree?
Q. If my ex and I agree to a joint custody agreement, how do we have it drawn up for each other to have in case of discrepancies? And how much would it cost?

A. Do what the others above said. Download a parenting plan form from your area, so that you two address all the applicable areas of custody. sign it, notarize, then file with the courts to adopt it. you both should split the filing fee to be fair.
